Contractors Insurance

Explore liability, tools, equipment and builders risk as separate parts of jobsite protection.

Framing of a house under construction

Start with the work you actually perform

Insurance needs can change with the trade, project type, employees, subcontractors and contract requirements. Describe your work accurately, including activities performed away from your main premises.

A contractor building a house, installing equipment and transporting tools can face different exposures. One policy name does not establish that every activity is covered.

Separate people, property and project risks

  • General liability: certain third-party injury, property damage or other liability claims.
  • Tools and equipment: eligible property loss, often discussed through inland marine coverage.
  • Builders risk: eligible structures and materials during construction or renovation.
  • Workers’ compensation: benefits for covered work-related employee injuries, subject to state rules.

Read the contract alongside the policy

A client may request specific liability limits, additional insured status or a waiver of subrogation. A certificate of insurance is evidence of coverage; it does not itself amend the policy or promise every contractual requirement is met.

A surety bond serves a different purpose from liability insurance. Ask which obligations the bond guarantees and who benefits from it.

Prepare for a useful coverage review

  • List trades, projects, locations and estimated work values.
  • Identify employees, subcontractors and equipment you own or rent.
  • Bring contracts and existing declarations or endorsements.
  • Ask about exclusions, deductibles, theft conditions and protection during transit or storage.

Insurance terms made simple

What does this mean?

Start with these terms, then review the actual policy with an agent.

Builders risk

Property coverage for eligible buildings and materials during construction or renovation, subject to the contract.

Installation floater / inland marine

Coverage that may protect specified materials or movable equipment in transit, at temporary sites or during installation.

Contractors equipment

Coverage for eligible tools, machinery and mobile equipment against covered loss or damage.

Surety bond

A three-party guarantee of specified obligations. It serves a different purpose from liability insurance.

Additional insured and waiver of subrogation

Contract-driven policy changes with scope and availability determined by the insurer’s endorsement.

Common misconception

General liability, tools coverage, builders risk and surety bonds serve different purposes.

Questions worth asking

Does general liability cover stolen tools?

Not automatically. Ask about tools, equipment or inland marine protection.

Does a certificate change my policy?

No. Coverage changes require the applicable insurer-approved policy provisions.

Does builders risk cover employee injuries?

Builders risk is property coverage. Employee injury protection is a separate discussion, including workers’ compensation.
