Flood Insurance
Understand building and contents coverage, waiting periods and the limits that can matter before a flood.

A separate conversation from home insurance
Standard homeowners policies generally exclude flooding. Flood insurance may be available through the National Flood Insurance Program (NFIP) or private insurers. The policy you choose determines the property covered, limits, deductibles and exclusions.
Do not treat your mortgage requirements as a complete description of your risk. A property outside a mapped high-risk zone can still experience flooding.
Building and belongings are different
Building coverage addresses eligible parts of the insured structure. Contents coverage addresses eligible belongings. Confirm whether you are purchasing both; one does not automatically provide the other.
For example, damage to an eligible building component and damage to a sofa may fall under different coverage parts. Basements and areas below elevated floors have important restrictions under NFIP rules.
Plan before water is approaching
Many policies have waiting periods. NFIP coverage generally has a 30-day wait, with specified exceptions. Private insurance rules can differ. Ask for the confirmed effective date and any binding restrictions.
Bring these questions to an agent
- Is the policy NFIP or private flood, and who is the insurer?
- What building and contents limits, deductibles and exclusions apply?
- Are basement items, temporary living costs or other expenses covered?
- When does coverage begin, and what documentation is needed?
General education only. Policy language, limits, exclusions, underwriting and state law control. A website inquiry does not bind or change coverage.
What does this mean?
Start with these terms, then review the actual policy with an agent.
NFIP
The National Flood Insurance Program is a federal program that makes flood insurance available through participating communities and insurers.
Flood zone
A flood zone is a mapped designation describing flood hazard. Flooding can occur both inside and outside high-risk zones.
Building coverage
Flood building coverage may help pay for eligible damage to insured building components caused by a covered flood.
Contents coverage
Flood contents coverage may help pay for eligible damage to insured personal belongings from a covered flood.
Waiting period
Many flood policies have a waiting period before coverage takes effect, with exceptions depending on the program and circumstances.
Elevation certificate
A property document describing elevation information that may assist flood risk assessment or compliance; whether one is needed depends on the situation.
Common misconception
A low-risk map designation does not mean no flood risk.
Questions worth asking
Can a home outside a high-risk zone flood?
Yes. A mapped zone is not a guarantee against flooding.
Does coverage start immediately?
Many policies have waiting periods. NFIP generally has a 30-day wait with exceptions; private-policy terms vary.
Are basement belongings covered without limits?
No. NFIP basement coverage is restricted. Review the specific building and contents provisions.
